Dave Kirzinger has enjoyed a distinguished career in real estate acquisitions, development, and management of multi-family rental properties. Dave began his career with Trammell Crow Residential, the largest multi-family rental developer in the United States at the time. From there he went on to work for both public and private real estate companies; however, all were focused on U.S. multi-family rental. Dave was recruited by AvalonBay, the largest U.S. public apartment REIT, to open their Seattle office. When he left, he was overseeing operations in both Seattle and Southern California. After his tenure with AvalonBay, Dave became the Seattle operating partner with MOSAIC homes, overseeing all Pacific Northwest activity, which includes the formation of RISE in 2012. Dave holds a B.A. from the University of British Columbia and an MBA from Stanford University.
With more than 15 years of experience in acquisitions, renovations, and dispositions, Barrett Sigmund has excelled at executing on multifamily opportunities in the western United States and specifically the Pacific Northwest.
As CEO of RISE Properties, Barrett brings his expertise to the continued profitable growth of RISE’s portfolio. At RISE, Barrett is responsible for portfolio strategy, including acquisitions, financing, dispositions, renovations, asset management, and risk mitigation in the United States.
Barrett most recently served as senior director of investments at Security Properties, where he led the very successful investments business unit and more than tripled the acquisitions volume—from approximately $250 million to $800 million in the three years from 2014 to 2016. His team typically had more than $100 million in ongoing renovation work taking place at any given time. Over Barrett’s career, he has completed more than $3 billion dollars of transactions and utilizes the knowledge and relationships gained through that activity to maximize value for his investors and partners.

Kari has the unique ability to attract, inspire, and retain the best and brightest people in the multifamily industry. Her genuine passion for mentoring and assisting her team members to grow in their roles can be seen in Thrive’s on-site team's performance.
Kari began her property management career in 1986 with Trammell Crow Residential Services (TCRS), where she was responsible for training and property marketing for all assets in Washington and Oregon. In 1994, she joined Equity Residential, where she oversaw 15,000 apartments in the PNW as area vice president. In this capacity, Kari supervised over 300 employees, including five regional managers. In 2006, Kari joined Investco Management Services (IMS), where she was responsible for the development and implementation of marketing and management plans, including the annual budget process for the apartment portfolio.
Kari is the founding president of the Washington chapter of the National Apartment Association and is currently a member on the board. Kari is a licensed Washington state real estate broker.
In her role as president, Rose O’Dell is Thrive’s chief of culture, people, and vision. These three pillars are the foundation of Thrive, and Rose ensures these elements are balanced and integrated with their counterparts, so the company is operating at its highest potential. Rose embodies the qualities of a servant leader—setting the company’s vision and goals, but then working hard to make sure they are both reflective of what Thrive’s dedicated associates want to see in a company, as well as delivering above-market results to clients.
Rose developed her leadership over the last two decades, during which time she worked her way up within the property management industry, holding roles in accounting, finance, and operations. Her ability to connect with clients and staff alike, while demonstrating her financial acumen, has been key to Thrive’s growth; under Rose’s leadership, the firm has grown rapidly and sustainably to where it is today

The successful redevelopment of any apartment community begins with a great vision to position the asset as a unique offering in the marketplace while optimizing a client’s investment objectives. With a keen ability to see the possibility in every community, Gary oversees project renovations and our capital projects team. With a degree in construction management and more than 17 years of multifamily experience, his projects are delivered on time, on budget, and with the unique approach that makes our communities truly thrive. Gary has overseen award-winning renovations including Washington Multifamily Housing Association’s “Renovated Community of the Year.”
Austin Kuhns is responsible for managing RISE’s financial resources and has the broad responsibility for strategic planning, growth, and the financial health of the organization. During Austin’s six-year tenure, he has negotiated +$1 billion in financing on both the corporate and property levels.
Prior to RISE, Austin started his career at KPMG where he worked with a variety of businesses with a large focus on real estate. He subsequently moved to PACCAR Inc, a Fortune 500 company, where he was responsible for managing the external reporting process to investors.
Education: Master of Professional Accountancy from the University of Washington Michael G. Foster School of Business. Austin is a licensed CPA in Washington state.
Robert joined RISE in 2016 and currently oversees all Trust and Management Co. accounting and reporting, back-office processing and recordkeeping, and system operations. He also works closely with the property management team to ensure accurate financial recordkeeping. Robert has been instrumental in improving systems and processes to facilitate the growth of RISE and is constantly looking for ways to implement further improvements and best practices.
Robert began his career at PricewaterhouseCoopers in New York in the assurance practice, where he worked with a range of alternative investment clients, including real estate investment funds. He and his wife reside in Issaquah, WA. In his spare time, he can be found seeking adrenaline in any form in the mountains or lakes of the beautiful Puget Sound region, but especially mountain biking and skiing.
Education: Master's in accountancy from Gonzaga University and a bachelor’s in accounting from Brigham Young University – Idaho. Robert is a licensed CPA in Washington state.
Jason Murray joined RISE in 2014 and currently oversees the firm's asset management, redevelopment, and disposition activities. Jason ensures the successful implementation of each acquisition business plan, and that value is maximized at every stage of the investment lifecycle. Jason is also responsible for the firm’s ESG initiatives and marketing, providing support for sales, and ensuring that the whole organization operates efficiently and according to its culture and values.
In his tenure at RISE, Jason has had direct involvement in over $1 billion in acquisitions and dispositions. He currently oversees the ongoing management of RISE’s $2.8+ billion portfolio with approx. $100 million in current renovations.
Prior to joining RISE, Jason worked for Bentall Capital and Thrive Communities.
Jason holds a BA in Economics from the University of Washington in Seattle (2007).
A Pacific Northwest Native, Jason, together with his wife and two children, currently resides in Edmonds, WA. They enjoy skiing, mountain biking, and taking their dog Sailor for swims in the Puget Sound.
Beau Madsen joined RISE in 2018 and is responsible for sourcing and executing the firm’s acquisition activities. Beau adds a disciplined and strategic approach to the deployment of RISE equity. He’s able to leverage his extensive market knowledge, relationships, and execution track record to position RISE for the best opportunities in the Pacific Northwest. Beau is also responsible for sourcing the firm’s joint venture equity from leading global institutional and private equity funds.
Beau has led the charge for the capitalization of over $1 billion in acquisition activity for RISE and over $2 billion total in his career. He has also played active roles in asset management, redevelopment, and recapitalizations with RISE.
Prior to joining RISE, Beau was a manager at Security Properties, a leading multifamily operator with a national presence.
Beau holds a BA in both Finance and Accounting from the University of Washington (2014), and a CFA designation (2018).
A native of the Puget Sound area, Beau enjoys home renovation projects and spending time with his wife; primarily skiing, golfing, and playing fetch with their dog.
A Seattle native, Matt joined RISE in 2014 and is part of the Investment team focused on acquisitions and asset management. Responsibilities include sourcing and closing new opportunities, dispositions, and the oversight of successful business plan execution. He and his wife, son, and two dogs reside in Edmonds, WA. In his spare time, Matt can be found at a park, golfing, or doing home renovation projects.

Jonathan Mendoza has joined the Investment team at RISE with an emphasis in asset management. He focuses on maximizing property performance through operations and providing property management the resources to perform at their highest level. Jonathan comes to RISE with a diverse real estate background, including residential brokerage, commercial appraising, and asset management in both market rate and low-income housing. He resides in the West Seattle neighborhood with his wife and daughter. He’s a passionate sports fan and enjoys an active lifestyle—golfing, walking, and playing on organized sports teams. His family enjoys traveling, appreciates fresh new cuisine from around the world, and live entertainment.
Education: B.S. in Real Estate Development from ASU, Certificate in Commercial Real Estate from UW, and a General Certified Appraisal in WA state
As an Asset Manager, Andi Hill is focused on optimizing operational performance and maximizing value for the portfolio she oversees by partnering with and providing property management the resources to perform at their highest level. Andi brings more than 15 years’ experience from the greater-real estate industry to her role at RISE, most recently from Thrive Communities, where she held roles in regional management and business development. In her role as Director of Business Development, Andi introduced new strategic relationships to the Thrive portfolio while also supporting existing clients with acquisitions and pre-development services. As a Regional Manager, she oversaw a large portfolio of apartment assets in the greater Seattle area, providing operational and financial oversight and leadership to her teams to ensure value was maximized. Andi currently lives in Seattle with her husband Chase and their dog Bogey. Outside of work you’ll find Andi on the golf course, out on the water, or hosting backyard get-togethers with her close friends.

Mark leads our Global Sales & Marketing Team, bringing 20+ years as an industry veteran in traditional, alternative, and real asset management. Mark is a graduate of the University of Toronto (Hons B.Sc - 1984), followed by two years of post-graduate medical research. Following research work, Mark completed business and finance study courses at the University of Toronto, and executive education at the Harvard (1986) & Wharton (2002) business schools. He holds the Chartered Investment Manager (CIM - 2014).

She was a database administrator for 24 years on various platforms and has over 30 years of experience in the not-for-profit sector. As Manager of Data & Marketing, Rose is responsible for the administration of the Salesforce database and assisting with the deployment of marketing campaigns. Rose served as an Officer in the Canadian Forces Communication Reserves for 7 years and was a recipient of the Queen’s Diamond Jubilee medal. She currently lives in Toronto with her husband and 2 children. Rose enjoys volunteering for health care, veterans and cultural organizations and has raised funds through running and walking events.

He has helped streamline operations for various firms and trained hundreds of back-office administrators on various industry databases and procedures. In his previous role, he was working with financial advisors, providing his expertise on client growth and marketing strategies.
In his off time, he is an avid sports fan, playing and watching soccer and hockey in the Vancouver area. He also believes in giving back and enjoys helping out in the community with various charities.

In his previous roles, Denys was responsible for the investment administration and ongoing communication for Canadian alternative funds. When not working, he enjoys spending time in nature, mostly hiking or skiing. Denys graduated with honors from Centennial College, Business Administration, and achieved Financial Modeling & Valuation Analyst (FMVA®) designation from CFI in 2021.

We redefine return on investment by doing good, honest business with our investors. Our experienced management team has invested more than $57 million of their own capital into the fund. Our conservative strategy means we don't over-leverage our investors' capital2, and our quarterly appraisals are done by national firms that change every three years to keep bias at bay. We do right by the people we serve—all while producing consistent long-term financial returns3.
